Help!! My bestfriend is doing two months abroad and was trying to fly into turkey when they told her she couldn't because her passport expired within three months.

She went to the US Embassay in Athens knowing she had a month left of traveling, and gave her an emergency passport and punched holes in her exsisting one. Now no country will let her in with her emergency passport.

Can her mom get her a passport in the US and ship it to her? Is there anyway around this?

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

I’m looking to purchase a home. I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. Then once I close I can refinance it and keep 20% in the house and pay my dad back for the 20%. Is there a downside to this? Will it get messy?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. I hear a lot about cash flow with rental properties but would appreciate thoughts on whether breaking even after accounting for mortgage (interest and insurance included) as well as % set aside for repairs, vacancy, etc. is a decent strategy for building a portfolio. Alternative is wait for rates to come down, but that could easily be a few years at this point. If I find a good deal, I can always refinance my mortgage when rates drop and theoretically rental income will have increased by then.

Can anyone confirm my understanding of a partial Section 121 Exclusion? I bought a house 8 months ago and I am unexpectedly relocating to another city for work. The house is worth about $50k more than when I bought it. My understanding is my unexpected relocation is considered a hardship which qualifies me for a prorated Section 121 exclusion. 8 months out of the required 24 (8/24) = 33%. 33% of $250k = $82.5k excludable gains. This means I should end up without a tax liability, right?

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?
