Long shot but this is first year rental and doing my taxes using TurboTax. Following all the instructions and put in the points paid when I got the mortgage from my 1098. It only has a section for total points. Reading the IRS guidance, it looks like there's a distinction between seller paid points and buyer paid points and the cost basis needs to be reduced by the seller paid. I don't see anywhere to make that distinction..the turbotax advisor seemed clueless. Am I thinking about it right?

Are most new houses being built with induction cooktop? What has everyone experience been like? We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
