Construction labor is hard to find, and there’s a lot of competition especially for good workers. I can’t see that changing anytime soon.

Building a home after owning land consists of materials, labor, and profit.
Some materials have come down drastically like lumber. Others Remain annoyingly high.
Labor hasn’t dropped really. With fast food paying 17 an hour easily in many parts of the country, hard to think housing labor gets cheaper a time soon.
Margin is a function of supply and demand. With supply in control now, margins are fairly high. If the economy turns and all these guys are desperate to pay their fixed fees, profits drop. Demand is still so high don’t see this soon.
Many builders pulled back now. But they pulled back from extreme building. We’re getting back to a norm. 2 year lead times are becoming 1 year lead times.
Mentor
Look into modern modular homes where the walls are built in factory and they can quickly assemble on your lot with less labor. It's not your parent's prefab home. They are better built these days and look more like stick built.
It’s like this all over the country. We built a custom home in NC last year for $275/sqft (not including land). Everything was at its peak during that time (lumber, concrete, etc.) but prices likely won’t ever get back down to pre-Covid levels
