Mortgage rate keeps going up. I already signed the contract and paid earnest money. Bank is offering to lock at 6.99% right now for 30 year conventional. Closing isn’t until late April.

Do I lock in now or wait little longer? Or do I all together cancel and rent instead?

Not sure what type of loan you’re looking for but you should be able to get a better rate with an ARM and refinance next year or in 2026. There are other loan products other than 30 yr fixed (assuming that’s what this offer is, based on the rate). I’d look into other loan products to get a lower rate, even interest only and simply make additional principal payments each month.

Take your loan estimate and call as many lenders and you can. It’s really common practice for management to give a discount and make less profit to earn your business. If nobody can touch it, then it’s probably the best deal you’ll get.

I work in sf and Nyc and have now saved enough where I’m wondering if it makes sense to buy rather than rent an apartment as an investment.
