I received my real estate license 13 years ago and ran into the same issue. I chose to return to the construction side and gave up my license. Looking back I thought joining an existing team and learning about the process would have helped. The pay would be much less but the learning experience would be beneficial for the long run. This might work for you, considering your age and experience. Just a suggestion. Good luck!
I can totally relate. I’m in my fifth year. realtors are a dime a dozen but so were hairdressers and I maintained a wonderful clientele for several years before I got into real estate so you can stand out and I see full of fish. Realtor where are you located? We have two young agents on our team and they have both closed deals within the first six months of working with us. They are 19 years old. I would say it boils down to training, having a mentor or a coach to help you.
I feel you, it’s a tough space to break into, especially when you’re just starting out and trying to build trust. You’re right to avoid the DNC trap, smart thinking. I’ve seen newer agents have some luck with local Facebook groups, Instagram Reels showing home tips, and even partnering with small biz owners to cross-promote. People want to work with someone they feel connected to, not just sold to. What kind of real estate are you focusing on: residential, rentals, something else?
Honestly my recommendation would be possibly look at a different broker because I started last year as well and unfortunately the brokerage I got into which is a very well-known national company provided me literally zero help little to no training and I felt totally lost. I paid out thousands of dollars only to be left standing alone. At the beginning of this year I switched to a smaller family owned company and have done more in the last 3 months then I could have ever dreamed of doing in years at the other company.

so new construction is always good start. Team up as well to feature their new homes. get familiar with the homes and ask lots of questions. local networking and their are a lot of them out there. you will find what your interests are very quickly. keep the basics get good at a couple of things. Having your own business is difficult and building a cliental takes time. Good luck!!
Do lots of open houses if your brokerage has enough listings. It may seem like a lot but at first but you'll start building momentum and a call list. Do short videos while there to promote on your page and even send out notices to the neighbors or door knock. Ask chatgpt to give you additional ideas as well if funds are limited. Good luck but don't give up, it will happen if you're consistent.
Try to attend as many networking events as possible. Link up with Residential developers , local Builders . LinkedIn has been a very good resource for my colleagues.
Does your current brokerage offer you leads? I am with Epique Realty and my company offers us free leads, meaning we don't have to pay an extra percentage just for getting the leads. Lead programs can get expensive and just starting out it can quickly become overwhelming with all the costs. I would see what is offered, as that is easiest. Join a team that is bringing in leads and needs help. You don’t have the experience so even if you get a lead you may need help to close it.
