Need some help. I'm supposed to close on a house next week. I did an inspection and the septic needs to be done over 20k. The seller did not disclose but receipts were found proving that the seller was aware and tried to perform partial fixes since 2019. Seller concealed by removed a septic cap so the toilet would flush without backing up into the house. The seller refused to give any credits for repairs. I'm out of pocket for attorney , title search and inspection, etc . Any suggestions 🤔

How bad do you want this house? Your first decision is to close or walk away. If you walk away, you can sue the seller and their agent for not disclosing known defects. But is that really worth it? Why didn’t you do the inspection first thing? If you close, I don’t know that you have anything to sue for since you have your inspection report and made the decision to close after you were aware of the costs.

Is it up to city code?

Ok then let’s start from the beginning, my first concern would be losing my real estate license. Contact your broker to see if this has to be disclosed. If so there should be a real estate form disclosing this. Next, have a plumber quote the fix. And let the seller know how much it would be, if they don’t want to put any money into it let them know they may lose their buyer and wish them well or keep hunting buyers who will be okay with the amount it’s going to take to fix. If the buyers know and sign off on it and still want to close. Great. If not, like I said my first concern would be losing my real estate license. You want to refrain from not disclosing anything because an angry client will stop at nothing whether it’s ruining your reputation or reporting it to the real estate licensing board especially if they find out later and are pissed about how much they’re going to have to spend.

3rd party inspection reports are usually a requirement by the bank, if the inspection came out bad and the buyers bank doesn’t want to release funds until that is fixed. You’ll need to inform the sellers their buyer will have no choice but to back out until it’s fixed or up to city code.

Its the “partial fixes” part for me.
No way i would buy
Let the seller be prideful and lose the deal.
You should back out if you have an inspection clause

I have a coworker who keeps spouting comparative odds and situations in regards to the safety of the vaccine. Such as: you're twice as likely to get hit by lightening than have blod clots from JJ. It's very annoying and I find it to be really inapprorpriate, maybe because it's pushy or just I find these comparative things to be a bit irrelevant. How does one handle something like that? I went under contract last fall for a new build that will be done later this year. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month.
