Went for a pre-employment drug test yesterday. They never asked me if I was on any medications. I had to ask them and was told "oh yeah, just put any you may think make a difference in this text box." I put Xanax, Flexeril, and gabapentin. All of which are prescribed and used as directed. Now I'm terrified that I should have put ALL my meds, to including my psych meds. I've been sober over 12 years and never touched drugs (just booze) but I'm having a full blown panic attack.

I understand they might have real therapists working on their content, but a lot of the marketing I see is so vague and broad that it feels like a lie. Seems like "This app got rid of my anxiety with a 30-minute automated text questionnaire" is the new "This tea made me lose 20 pounds in two weeks!" Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.
