If all are willing to commit to a 2 year lease, just offer it to either whoever has the highest credit score, or whoever applied first.
If you’ve been vacant for 3.5 months already, don’t get greedy over an extra week or two / $100 per month. Take what you can get, lock it in, and move on

In some states/municipalities doing this may be illegal - check your local rules. Many places have swung hard in favor of renters post covid. Look for the best combination of credit score and employment history and rent to that person. No reason to be greedy right now especially since you’ve been empty for four months.
