About rolling off my project with no new project opportunity yet. How do people increase their credit score? Mine’s only around 790/770 for transunion/equifax respectively and its been like that for a while now. I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. I paid off all my debt (mostly student loans) earlier this year and haven’t changed my spending or lifestyle and the savings have been piling up. It’s getting addicting just watching it jump up after every paycheck. Feels amazing to no longer be in crippling debt and finally move on with my life.

My wife reads nearly an entire book per day just in her spare time after work, no exaggeration. I’m amazed by her and wondering what ideas are out there to monetize her skill? Book editing maybe?

Is $250 (all in) for a bed and breakfast worth it? My GF seems think so but that’s a 3pm check in and 11am check out. Not sure the value is there?
