Honest advice:
Start local, get experience and try to be cash flow positive. Most people don’t make money on their first deal anyway.
As you get more experience and develop systems to help manage your properties, expand outward.
This is a long term game, not a get rich quick scheme. Today’s best market could be the worst collapsing marketing next year. Find markets where you think have long term potential and go from there.
Not just a you thing. I’ve been starting to see a lot of post of people asking very broad questions, basically asking others to do the work for them. This is lazy and the first step towards failure. Also counter productive because real estate is hyper segmented, and advice that works in one market could be wrong in another.
Do the work, get educated, and build your portfolios.
Any real estate is good. Any price is good. Real estate is that good. You don't even have to check the numbers
