Got a quote from Sofi this morning for 2.5% 15 yr fixed on non jumbo, no points, with $1500 to close. Best offer so far that I will most likely go with.
I was able to get VA-IRRL 2.75% with 30 year term from Quicken and Guaranteed Rate with zero lender fees. KPMG employees also get a $500 gift card from Quicken.

Just locked in 3.125% on 30yr this past weekend.
Credit score is 768ish when they pulled the initial for my wife and I and was through United Wholesale Mortgage, which we got through a mortgage broker.
Only thing I forgot to mention was we did pay some points, but it was like $2k on a $508k loan to drop 0.15%.
Refinanced at 3.15% for 10 years ARM. Less than 10% prop value to mortgage, almost 0 closing cost
3.55% on 30 years, 2 weeks ago
3.5% refi 30 year fixed. Today.
3.25 30 year fixed - locked in baby
Anyone see a 30 year refi rate under 3%?

2.75 a month or so ago, but have yet to get a rate locked in. Probably closer to 2.5 right now. VA loan and under confirming limits.
Have made 3 offers on houses and haven’t been successful yet. 😒

Thank you 😊
Got 2.5 last week on a 15 year fixed but with7.7k closing cost. I was thinking I could do better this week but the one lender I decided to call this morning said they were not taking applications or quoting pricing until things stabilized. They didn’t say when that would be.
Locked 3.75 on 30 year VA 2 weeks ago. But I will ask if we can get lower.
I got an APR of 2.79%. I have to pay $2400 for VA funding fee which is categorized as items I can’t shop for, $885 title fee which I can shop for, and $196 for recording. For some reason some lenders will require lender check and appraisal, even though IRLL does not require it so you can negotiate to get a lender credit to offset the unnecessary fees.
If you are eligible for VA loan or VA-IRRL, I would use the rate posted by Wells Fargo and I reach out to one of these guys to see what they could do for you. I was going to go with Wells Fargo initially, however, to avoid future independence issues, I decided it would be better to go with a company that is not a restricted entity with my employer.

Still rocking our 4.75 30-year loan that we signed exactly 12 months ago this week. Excited to rock the lower rate when things stabilize.

2.5% for 15 year and 3.0% for 30 year. Still debating
What's the reason to consider later refinance to 30 w just 5 years left? Dragging out mortgage? For tax purposes?

Just refinanced at 3.5% 30 year conventional loan in MI. Great news is my home appraised for way more than I expected which completely remove my PMI too!
