Upper west side/west midtown area. I’m renting over here trying it out and I hate it (only because the congestion and I hate not being able to walk anywhere) BUT I’m looking for my “forever” home. I think it’s a great location as it’s 15min from midtown, 20-30 to the airport, still “up and coming” so prices aren’t crazy yet but they are trending that way, so it would more than likely pay off and meet your needs.
Check out Heritage at Roswell townhomes if you are open to burbs.

Grant Park/Summer Hill. Basically anywhere south of 20 and along the connector is where you want to look.

You can find that for ~$400k, especially on the south side of the neighborhood near Chosewood/Boulevard Heights/Ormewood. It won’t be a looker, but it’ll be something OP can put some sweat equity in and update kitchen, bathrooms, etc and be ready to sell when/if OP’s family grows/they want to upgrade.
There are also townhomes in Grant Park that sell for about the same price.
Lake Claire/candler park or Kirkwood. Lake Claire has a lot of nice townhomes
College Park
Budget is is ~300K-650K (hoping to keep it on the lower end)

I recommend the westside as it is close to Westside Park and other activities. It is growing in value. If you want to go more into the suburbs I recommend Woodstock as it is also growing a lot and I know the homes will appreciate here. I am a realtor and many of the homes here are going at multiple offers. You can find a townhome here for less than $500k. It’s not too far from the airport but it’s not super close like the Westside. It just depends on whether you be closer to the city or are okay going into the suburbs that has its own downtown but at the same time not too far from the city.
I highly recommend West End or Pittsburgh. I'm about to close on a home soon. 10-15 mins from midtown, 5 mins from the Benz Stadium, 5 mins walk to belt line access. DM me if you are looking to buy soon.
