Why is the decision to buy a house so contested in today’s time? Is it really an NPV+ investment over a 10-20 year horizon? I know there’s a bunch of variables at play...

As an investment you may or may not make a lot of money. If you buy at a high and have a lot of maintenance costs you may have trouble getting your money out after commissions especially if you don’t stay long.

Well... it’s just not actually polarizing. Maybe you’re reading a very slim subset of available information, or perhaps you’re taking with people who are bad at math? But the benefits of home ownership are extremely well documented. Whether you use a linear NPV or a more sophisticated real options approach, any look using historical data and reasonable future assumptions reveals that home ownership is a net benefit under conditions that the vast majority of Americans meet.

A house you live in is not an “investment.” It’s your home. It’s the roof over your head. If you think of it as an “investment” you’re missing the point. Sure, it’s nice that over time, real estate generally increases in value, and you’re building equity that you can someday tap into, but the real value of a home that you own is that you control how much you pay for it, and how comfortable it is.

like

... for someone looking to generate passive income, irrespective of asset class, how good of an investment is a $400-700k house? What criteria does everyone use?

Are you asking a question or trying to make a point? Confused at this post

I would say that that as long as the home you buy is rented, and rented for an amount that covers your carrying costs, that’s a good passive investment.

Thanks OP. I suppose my previous comment holds then. I’d say as long as you’ve got renters lined up and it carries it, you’re good to go.

Home ownership is an "emotional " investment, not a financial one. It's about finding a place you like enough to be willing to be responsible for the maintenance and upkeep and hopefully live in for awhile. It is the home you make memories in with your family.

If you make a profit when you sell it, that is just icing on the cake.

I currently work as an APM at a FAANG company but recently received an offer to join an MBB. I’m very excited about the role but didn’t realize I’d need to take a pay cut when I applied (~100k base + ~20k bonus + ~60k equity vs. 90k base + 10-20k bonus). Considering that I currently work 40-60 hours/week, I’ll be making significantly less per hour at the MBB. I’m very interested in the opportunity but also don’t want to make a poor financial decision early in my career. Thank you for your time!
