Wife and I are planning on buying our first condo. We're looking into UWS in Manhattan and parts of Brooklyn (Boreum Hill, Cobble Hill, etc.). Our total HHI is around $800K. No kids. No loans, not even car loans. We are both first time buyers and have great credit 820+.

Any guidance or suggestions on how much to invest in the condo if we're to still save some money each year for investments, savings, 2-3x international travel (have family living abroad), etc.?

People need to chill on the HOA thing. Many condos have high maintenance but that leads to strong reserves and they’ll rarely charge special assessments. It is pretty much the 1% in maintenance costs that you’d pay for any other type of property, and likely much, much less. Coops might be cheaper at face value but you get fleeced any time the elevator needs maintenance or some basic ass thing happens.

Also, look at flood maps. Boerum Hill and many parts of Brooklyn are at high risk of flooding = higher risk of needing repairs in the future.

Make a budget and figure out what you want to afford. You have a higher HHI than most people here who will respond. Getting approved for a loan shouldn’t be an issue.

Totally aware of the high maintenance cost of condos in Manhattan with less amenities. Would be great if we can stick our suggestions to the above questions with no criticism on why not moving into the suburbs or other boroughs, etc. For many reasons why we're considering only these neighborhoods and don't feel comfortable sharing them in this open forum. Any guidance on how to reach 800k HHI?

We don't nearly save $500k on our HHI. We live in a very expensive city and are on a very high tax bracket. Sure, not having other debts or children helps. Point is we didn't come this far without putting in the hard work or hustle. I am an immigrant myself that moved countries, cities, industries, etc for the right opportunity. Nothing was handed down to us for free. I am sure you're on your own path and you'll do amazing as well. Best wishes!

Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house. It’s a myth that renting is “throwing money away.” Maintenance of a property is expensive! I’m selling my place and I’ve never felt more free. I can use that money (~$5000/month) to invest even more.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move?
