Would you pay $500-$700 to retain Delta Platinum status? I have sufficient MQMs rollover this year, but really doubt I’ll have the spend with the new requirements.

I can pay my rent on my delta Amex and pay a 3% fee (about $700 over the year worst case scenario, but don’t expect I’d need to put all my rent for the year on the Amex), to get the MQD waiver for the year.

Currently Diamond and would pay it without thinking twice for Diamond. Not sure about plat. Thoughts?

We’re moving to LA next month and looking to buy our first home in about 18 months. We’re planning to do 10% down on a $1.8M -$2M home. Would it be smart to do a multi-unit so we can rent at least half of it? We’d live in at least a 2 bedroom unit. We’re new to the LA market, but I think there will always be a market for renters. Is there a way to get closer to the 58000 total contribution limits in a 401k after initial contributions up the 19500 limit? My employer match isn’t great but I’ve maxed out my contributions this year and they’ve only added an additional 1500 so I’ll be at 21k total in the account for the year. My father took a home loan, and the same home is kept as mortgage.
I'm paying arround 22k emi for the same but unable to exempt tax as the loan is on my father's name.

I googled a lot how to transfer it but neither gift deed nor sale deed would work as the property is on mortgage that's under bank's ownership (until loan is fulfilled).
Tax is also getting deducted, I'm paying hefty emis.
