Live in a HCOL area. Looking to buy in the next year. The least I can afford to buy would put a mortgage at 40% of my monthly take home pay (post tax + max out 401k) but 25% of gross income. Will 40% of take home pay make me house poor?

Love how BS credit score is. Got my score up to 800 last month only to go on vacation so my credit utilization went up to 8% due to the increased spending and my score dropped 35 points because I didn’t immediately pay the balance after charging the purchases. I always pay my balance in full each month and have never missed a payment, how is 8% credit utilization determined to be that big of a risk that my score got immediately wrecked, I don’t understand

Maxed out Roth IRA contributions when I wasn't eligible for 2021 (got a salary bump mid year). Do I need to recharacterize? It's a very small account that's been open for only two years. That's the only IRA account I own. Do I need to open a traditional IRA and roll over 6k + realized gains into that account and keep the Roth IRA. Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

I don't want to stop funding the brokerage because my FIRE plan is less numbers based than "hoard like dragon until it's enough" but maybe I should... How would you optimize?

Question about what to do next. I’ve maxed out everything—401k, HSA, IRA, backdoor Roth 401k. My bills are all paid.
