An expert agent will have all the tricks for negotiating and will be able to give you specific advice for new construction homes in your area.

1) Include a clause in ur offer letter that you have X Amount of days post inspection to modify your offer
2) lookup sales data on the builder, see what their cost was and estimate construction costs so you know their profit target and how much room they potentially have
3) bring a great inspector to pick out everything, it’s a new construction.
4) depending on how large the builder is, you can flex ur offer getting them to pay closing costs or even pay down points

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

Cross posted: Has anyone ever heard of this type of real estate private equity fund structure:

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.

Base is at 180k, after tax, insurance , 401k and ESPP (max out), my bi-weekly pay is only like 3600 (like 8000 monthly). Can people really save this kind of money, or most people rely on their stock appreciation?

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
