Is this true. If yes, can someone recommend some Reits? I am mostly invested in vanguard fubds( vtsax and vigax) . If there’s some better return won’t mind investing elsewhere

VNQ and SCHH.

I'm not sure about the legitimacy of this graph. REITs typically have lower returns (and higher ER) than a broad market fund but the dividends are pretty good to have in a tax advantaged account.

like

Once again what period is it for? It is very easy to make something look better than something else if you control the date range

like

REITs are fine but IF the numbers in the chart are accurate they are only accurate with that specific time frame so it is misleading at best. I think the window they chose started right before the 2001 tech crash which I believe REITs largely avoided. Choose different parameters, even by just a few months and you'll likely see much different results.

Anecdotal, but the REIT funds in my 401k lag my other investments. It only shows up to ten year returns if I drill down into fund performance, but REIT fund is around 9% average annual return while the US Index funds and primarily US growth funds have returned 15-19%. International index funds are around 10%. I still own some, but not as excited about them as I used to be.

S&P 500 up there trying to make themselves look a little taller by wearing lifts and hoping people don’t notice they’re only 5’6”

likesmarthelpfulfunny

What’s wrong with being 5’6??

funnylike

Please don’t ever invest based on historical returns.

This is the opposite

What period is the 20 years? I am sure that could be accurate for some 20 year period but 2001-2021 sp 500 is over 9%.

like

1) I don’t trust any analysis that doesn’t know how to represent things on a graph to scale
2) there’s a reason they chose this time period. The 10-yr S&P is ~15%

like

What sort of weird bar chart is that?

like

REITs either suck or are a scam. Would avoid. Just save up enough to make a down payment yourself if you want to get into RE, mortgage rates are dirt cheap

🙃 The misinformation is strong with this one.

This isn’t true. REITs are much lower over an extended period of time. Especially if normalized for inflation.

Probably 1990 to 2010.

GTY has great fundamentals

REITs are good if you are reinvesting dividends

NLY has been good for me… still decently priced imo

You can see the annualized returns for different REITs on your investment platform. I opted not to invest in any of them since they weren’t beating the other funds I’m in but 9% sounds about right for 20 years. I saw 5-10 YT returns at the same level for some I saw on fidelity.

Surprised no one mentioned yet that are ~30 REITs in the S&P 500.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

I’m not bad with money but definitely lots of room to improve overall, due to several personal factors I don’t want to list in full here (numerous unanticipated medical bills, bad boyfriends, etc.) Hence why I only have $3k in savings right now. I have to start putting saving money first. Getting depressed about my situation.
