Read the tax strategies part one last weekend, it was the bomb.

The book on rental property investing by Brandon Turner has been my favorite. Gives a good taste of a little bit of everything which makes it a good book if you’re not sure what your strategy is yet

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

How long is too long to try to push back a start date? Getting a formal offer early next week but trying to keep that big law bonus if possible. Firm pays out bonuses Dec 30 & I have a vacation scheduled Dec 19-23 (and was planning on working remotely the week after too). Ideally want to get EOY bonus or negotiate for a signing bonus but is it too much to push for signing bonus and those weeks off? I'm open to working remotely those two weeks but know that may not be the best when I start.

Nice bowl to avoid lowering the average in the US-centric threads. Anybody else finding that with the lack of pay rises this year, it’s become even harder to benchmark? Senior engineer making 135k and I was offered a promotion to engineering manager after completing a development plan. Near the end of the plan and I expect compensation talks to start soon. Based on some research around Boston and my role in the company, I feel 165k plus 10-15% bonus is fair. Nonetheless, first time going through something like this and asking for thoughts and comments. Hi all! I work at a nonprofit and am looking to leave the organization. As I browse available positions in my area, I’m realizing there is a LOT of crossover between my current org and others, for example shared board members, folks who are on our board and employed at one of the institutions I’m interested in, etc.. I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side.
