I’ve bought foreclosures at the court house steps in the last 3-4 months at decent discounts, but definitely a riskier and more advanced strategies. You definitely can find better deals through more “traditional” on market short sales and foreclosures but really property dependent

Depending on your area, the Real Estate market has slowed down considerably. Consequentially, short sale/foreclosures are not the only place to find discounts. Many sellers are willing to throw in a discount or seller-paid closing costs, depending on how long their property has been sitting on the market.

I am a traditional reservist so I never really used military benefits before, but could use advice here.

I am currently renting and my lease is not up until October 2021, however I found a good deal on a home and scheduled to close in June 2021.

My landlord will not work with me to end the lease early, so it looks like I will have to double up on rent and mortgage through the summer.

If I went on active duty orders, can I use those orders to break my lease early without penalty?

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. We are happier than ever making less and saving little. I wasn’t there when my mom was sick and died because I was working and my employer didn’t allow me to be in a mental headspace to be a good person for my family. I can never change that but I can be better going forward.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation.
