How do you effectively plan for retirement?

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

I’m graduating undergrad in May and want to do real estate investing long term. Is it worth it to get my brokerage license in the state that I’m moving out of (I would want to do out of state investing) or should I just take a general real estate investing class. Made a career pivot to another agency. During the interview we talked about how it may start as initially a "step backwards" (pay/benefits) but has potential for more long term growth. Need help on how to invest. We are positioned to pay off our house later this year. Expect to work for another ~20 years. 401k fully funded and have some company stock investments maturing over the next few years, but no investments outside of that. Kids have a prepaid college plan for certain schools. Emergency fund is solid. Where should I look to start investing?
