Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

I don't want to stop funding the brokerage because my FIRE plan is less numbers based than "hoard like dragon until it's enough" but maybe I should... How would you optimize?

Why has real estate remained lucrative?
Mainly agents but also developers.

The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.

So I’m curious why it didn’t get flooded and the profit margin dampened to a $/hr closer to other jobs with similarly easy entry?

Hi-I have 120K in cash in HYSA. After keeping emergency fund aside. Still have 75-80K available that I plan to invest. After 401k, HSA, IRA and monthly expenses: we are left with 6K every month. So investing 12K every month in market. My worry is with that rate - it will take us 12-14 months to move the extra 75-80K mentioned above. However do not want to make a bulk move. Any advise how to plan the switch. At present have 60K invested in stocks. Thanks

Although the policy relates to me, the name of the policyholder is my dad and I would like to change it to me but keep the same beneficiaries. Is it possible to transfer from him to me? I’m trying to buy my first house and my wife and I have a few IRAs from previous employers (Roth and non Roth). I read I won’t be penalized if I take out upto 10k from my IRAs for a first time house (except for taxes on the non-Roth accounts). I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

Hello I just started my first job (I’m 22) and I need to set up a 401k for matching with my company. I’m really confused how this works because I want to try to hit the IRS maximum of $19,500 for Roth contributions this year. Maybe it’s too late in the year now, but it’s asking me to pick my desired contribution % per pay period, but I’m not sure how much to do because it says it’ll kick in 1-2 pay cycles and I don’t even know when the next pay check comes yet.
