Most of my net worth (millions) comes from buying new build communities as personal or investment property. Price tends to rise as they sell out. Get in early. Sometimes you can get a deal with no realtor. Not always. Realtors can help though if your new to this - lots of crap can go wrong. A realtor with new build experience ( a lot of it) knows the bs to look for.
I am trying to be one of the first with this new subdivision but they can't sell any more lots until next month.
The builder doesn’t care if you have a realtor or not. They just want someone who can pay the asking price. Having a realtor will only ensure further protection of your rights during the transaction. As far as commission is concerned the seller pays them and won’t affect the price of the build whether you have a realtor or not. I went through this exact fact pattern and having a realtor only provided some added peace of mind knowing you have a go to resource especially since it was any first purchase.
