Background check, include credit history. Use Zillow’s property management platform and run everything through that.
Contact past landlords.
Wait for the right one. Don’t get a bad renter just to get it rented.

Ask for two prior landlord references. You would be amazed how some people look great on paper, great job, great credit, no background history, and then that all goes out the window when you make those calls.
True story: I was renting out one of my units and met this lady (early 30s), worked for the state (super stable job) and was making 4x rent per month, 740+ credit score. In my mind after I saw her application I thought I found my a great tenant. I asked for her 2 prior landlords contact info and those 10 minute calls saved me so many headaches. This person apparently never paid on time, and I mean a week to 2 weeks lates, alway had an excuse even though she clearly made enough money to cover her rent, and she even stole a fridge from one of her prior landlords. I rejected her application and never contacted her again.

Use a property management company - they usually have a list of pre-vetted tenants ready and waiting to sign a lease.
