I suppose it depends on your circumstances. How likely is it that you’ll move, 10%, 50/50, 85%? Typically you don’t want to own if you’re going to live there less then 5-7 years due to the large costs associated with buying and selling, this is the typical breakeven point (not all markets are the same). The market is also very volatile right now. Do you have the stomach for big swings in valuation if you put your 400k into a stocks?
Ok, I think I understand the problem better now. I would just make sure that you factor in transaction costs into your rate of return calculations, especially for real estate. That will help characterize total return over whatever time horizon you look at. I think you likely want to prefer home equity to cash since you’re probably looking at 3-5% return on cash vs 6-8% interest on debt. (One thing to consider is that interest on cash is taxed annually). Cash vs stocks, cash returns are risk free. High volatility may be a reason to hold higher cash amounts, but the goal would be to make use of the dry powder.
