Potentially, but need to agree with buyer. See if you’re willing to pay for costs incurred by buyer (inspections, any fees, etc.) and then some for inconvenience and maybe buyer will agree. Separately, you may owe a brokerage fee because the brokerage bought you a ready and able buyer.
So you are the seller?
Yes you can break the contract, but will get sued for damages and potentially performance (they might still make you move out).
Very little can be done on the seller side to back out.
Talk to the buyer? Maybe you can pay them to agree to cancel.
