What is a data lake in basic terms?
How do you all deal with the guilt of leaving a comany/ team? I have been working at Microsoft for 1 year now, and seriously considering moving. I find the code base to be very legacy and I mostly work on obscure bugs that I spend so much time on, mostly due to navigating this large code base and not having much docs to refer to. Hence I find the job slightly unsatisfying, and that I could learn more elsewhere. However, I love the wlb, the team and company culture. The guilt stops my applying.

1% seems to be the industry standard and it depends on the volume of your prospective division. DHI has a capture rate of 85%+ because their BFC is 1.5-2% lower than the national average interest rates and that gives buyers more buying power. If you ask what their sales last year were and their average home price is now, you can estimate a minimum.
The division I would be in has closed around 300 houses so far this year. The average price is 275k.

Yes it’s very possible to make this but typically in a refi heavy (low rate) environment. I’d say right now with rates much higher there’s less demand as well as less supply so it’s tougher to be consistent. The real estate market is great when it’s hot but very tough when it’s not.
