for those whos doing RE agent/broker as a side gig. how did you become licensed? I recognize the class and exam that i need to pass but im also aware of the experience part that need to be met which i think is a challenge to complete it timely given the PT commitment

There’s no experience requirements to become an agent. You take 75 hours worth of credits, pass the exam, get fingerprinted, join the NAR and signup with a broker. To become a broker you need an addtl 75 credit hours and 80% of your income must be from real estate. Only other way to become a broker without the extra courses is if you are Purple Heart vet from war- your exempt

What I'm confused about is that even as a teenager I could read entire books overnight. But the last two years of high school I started selectively zoning out and the problem has become worse since. Can I get a commercial loan without 25% down?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.
