FWIW depending on the market, you can go without a buyers agent and use that to negotiate up to 3% off a typical home. Would recommend finding an attorney to review contracts though.
If looking at ~$1M houses it’s almost $30K, no small sum.
That said, wouldn’t recommend unless you’ve bought a house before. If first time buyer I would look for a realtor with incentives, some will give you a portion of their commission for example. Depends on the market where you live and what cost house you’re looking at.
I’m an NJ agent and actually specialize in central jersey. I’d be happy to help if you haven’t already found an agent you like - let me know know! 😊
I made this mistake. You need your own. Sellers wants them to sell, won’t look out for you. You need one and not one who just started , someone who knows their stuff

A sellers agent will be fiduciary towards the sellers. If you’re in a market that is competitive, you really need someone who can help you understand what it takes to put in a competitive offer.
I always suggest finding a house or two that recently sold in a neighborhood you’re looking at, and contacting the selling realtor. They will have seen all the offers and know what it takes to be competitive.
