How do people in nyc or long island buy a rental property? Everything is so expensive

I am wanting to start investing in real estate in the new year… I’m using this month to read up on it and familiarize myself with it. I am a true beginner and wanted to ask for any tips, tricks, advice, books, videos, magazines, podcasts, etc to start? Please let me know!

New to US. Which brokers offer best margin accounts? For e.g. I have equities worth $100K and want to trade options. Is there a broker where I can do so without paying more in collateral money - essentially using stocks as collateral, and also not paying margin interest. Was able to do so in London, Hong Kong, and India. However, Robinhood here doesn’t seem to allow it.

I’m not bad with money but definitely lots of room to improve overall, due to several personal factors I don’t want to list in full here (numerous unanticipated medical bills, bad boyfriends, etc.) Hence why I only have $3k in savings right now. My first mini goal is to have $5k saved by the end of December. I need motivation and words of encouragement. If I pay off my medical bills, I won’t make my goal. I have to start putting saving money first. Getting depressed about my situation.
