When did you get your loan? A bank will typically require you to wait two years before refinancing. Also, the rule of thumb is 2% change in the interest rate.

The type of loan, Your credit score, Whether you're doing a cash-out refinance, Your loan size, Your lender etc.

Do you have significant equity?

Unless you’ve crossed major loan-to-value thresholds, I doubt you’d be able to get a rate in the 5’s right now.

You'd be better off paying down your loan faster (pay extra on the principal each month) than refinancing into another 30 year mortgage at a lower rate. Use a calculator to see the difference between paying off the loan sooner vs. a lower rate over the same term. Think about how much you are saving per month vs. how much the refinancing cost is...how long will it take you to recoup those costs?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

It seems absolutely impossible to catch up to folks who have had a head start on this bull market. Most people I know at 40+ already have multi millions and it’s just going to keep compounding while people making low 100ks struggle to save.

Does anyone know if this is normal? I joined a vault 100 firm in September last year. The firm put me on tier 7. In January I had the associate review and everything was normal. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
