Before folks ask, i am good at financial management. Max out all retirement accounts and would get additional $2k a month for other housing expenses from family living in house. Just don’t want them on mortgage. Also would get 5-10% raises so in 2-3 years D/E would drop significantly

Do 5% down + closing costs. any additional money you need to pay down the debt. I doubt a lender will let you by with a low down payment and that high of ratio

Maximum conventional debt to income ratio is 50%, max FHA debt to income ratio is 56, and Max VA debt to income ratio is 65. And depending on strength of income and other factors you might not be able to reach the full max but 50% is very reasonable

Do you mean Debt to Income (DTI) or Loan to Value(LTV)?

Edit: oh DTI...so 50% is crazy high (assuming you're calculating on gross income). HCOL doesn't get a pass on math. The only redeeming factors are the extra $2k you mentioned and potential for raises. Those would have to be really reliable for me to go 50%.

Yes, fha you can go up to 57% ( but prib want to be under 55% if credit score over 640.

For conventional you can go up to 50%

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

Additional Posts in The Real Estate Bowl

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.
