I currently own two properties and both are rented out - one was a primary home, the second was a second home. Does this mean I can buy a new home as a primary now (i.e. the next property I buy to live in, can be a primary home loan), since effectively both of these are investment properties and I don't live or plan to live there anymore?

Yes, as long as you've lived in it long enough, and as long as your mortgage payments are covered, and you have a solid rental agreement for at least 1 year.

I don’t think so unless the first primary home’s loan is converted to an investment loan

Came to say what Senior Accountant 1 said. Instead, I’ll strongly concur. (Also, I did this so I know firsthand.)

Aside from building a 6-month emergency fund (HYSA), what are potential next investment vehicles? I do know I want to start purchasing real estate for cash flow. But what about mega-backdoor Roth IRA? I'll admit, I still need to read more on it.

Just curious what investment vehicles you're using to get to FIRE.

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!
