Well, congratulations on your possibility of the promotion. Just understand stepping into the system. Manager position is stepping into the lion's den. It's going to focus heavily on on how you're going to be able to go from being the happiest desk on earth to enforcing the policies of the lease. What you want to stress in your interview is understanding that the leg of the lease in housing laws have to apply for all residents no matter what. They play collections is very important, and it's not only are you going to be able to collect rent but also make money for your company? So this means enforcement of fines in fees and not wavering, that is the toughest part, in addition to that is also managing your leasing staff and ensuring that renewals, and the back door is closed.So prepare yourself for all of these types of questions
The best thing here is to not look rehearsed. Be yourself. If what comes out of your mouth is not the right thing, Then it's not the right time for you. BELIEVE ME. There's nothing worse then being promoted only to fail ok. When it's your time, it will come. Hopefully it's your time! You wou;dn't have got an interview if they didn't think you qualify.. :) Coming from (26 years in the business ). Good luck to you! You'll do fine...
I can't speak to that company myself, but what I can say is that I find the ACM role to be the most dynamic and versatile position on-site (controversial opinion). It is the position that supports leasing when leasing needs support, the position that handles really tough conversations (around rent payment, delinquencies, evictions, etc), and it is also the position to step up when the CM is out or unavailable. It requires a team member not fair to coach a struggling leasing associate but also one who can balance providing kind feedback to a CM when they might not have handled a situation the best they could have.
It is also the position where you really start to be exposed to financial reporting, accounting month end, and things like that.
As someone already in the company seeking a promotion, I would encourage you to leverage that. You already know your company's policies. You know your community. You know how the culture works there and it would be far easier to train a leasing team member than that of an ACM.
