I just bought a house in Seattle so know how you feel! It’s a tough market but it is getting better for buyers now. My advice is to have realistic expectations about what you can get in your price range and then hold out for a house you really love. I got to the point where you are - wondering if we should just “buy something” but then we found a home we both really love. You can too!

Sure. If you think housing prices will stop increasing by 13% but rather slow down to 8% I suspect you are correct. If you consider the median price of a house in Seattle is around $800k, increasing property taxes, increasing interest rates, etc. this fall might be your chance to pull the trigger before the market realizes another 10% in appreciation by next spring.
