i recently bought a home under my name and thinking about setting up a trust and putting it under there. is it better to do it sooner or doesnt matter as long as i do it prior to the sale of the house later on (dont plan to sell in the near future). also anything else to consider when setting up a trust or is it pretty standard (is there advantage to setting up now vs later)?

We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Looking to buy a vacation home on the west coast not in a major city. West coast so it doesn’t take too long to get there. Could consider other areas, but don’t want to spend too much time traveling there. Budget is under $700k for 3 bedroom, at least 2k sqft. Any ideas?

The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.
