So where are people who can’t or don’t want to own a home live? They have to live in rentals and those rentals have to be owned by someone…
Also, appreciation is absolutely not dead money. I'm getting ready to use $300,000 in equity I've gained to improve my home. That is going to provide work to a dozen people for 3-5 months.

Homeownership is more expensive than renting. I've been a realtor/investor for 16 years and that's a fact. If you're simply referring to a mortgage payment alone and not taxes, insurance, maintenance, repairs, interest, utilities, pest control, ect... Then maybe your monthly rent is cheaper.
My mother inherited two rental properties from my grandparents. Why should she have to get rid of them?

OP - in theory, I can understand and respect your frustration. People are quick to say that economics and market drive rental prices, but they’re not as quick to take ownership or show empathy. Not all landlords act solely on market trends, but in my experience many of them do and don’t think twice about it. For example, my neighbor rents out his house. His current tenants have been wonderful and do a lot more upkeep then he ever did when he lived there and show pride in the house and take great care of it. His current tenants are trying to buy a house but they keep getting outbid, so they asked my neighbor if they could extend their lease until they found a home. My neighbor more than tripled their rent on them because “that’s what he could get in this market.” Regardless of market trends, that is not the right thing to do in this situation. Instead, he could have modestly increased their rent it, created an escalating rent scale depending on how long they would be there, or he could have left it alone. Incomes are not increasing, his house is paid off, and he doesn’t need to take advantage of renters at a time like this.
Well, I'm giving a young single dad with twins a deal on rent right now....he wouldn't be able to afford rent at today's prices. So he is contributing to that community. I only have the one rental though.
I think this post should refer more to the investment and real estate firms snatching up all the homes and flipping or renting them.

Interestingly, that was one of the core beliefs of the old school communist party in China. So when the communists gained power, they confiscated land from anyone who was a landlord. Not calling you a communist or anything. Just an interesting parallel

I’ve lived on both sides of this. When I couldn’t afford my own place but wanted a nicer home that wasn’t an apartment, I sought our private residences that fit my budget. Now that I’m on the other side, I sought out revenue streams and rented out our townhome that we built and have a personal connection to. We found tenants and gave them a rent that was fair to both parties in the thick of 2021 rent increases and take care of them.
Seems to me like OP is misinformed and likely having bad experiences with landlords. Of all the private landlords I had, it was the apartment complex one that was the least friendly and most greedy.

Disagree. You can be a good landlord. Not all are evil. Yes you should bump up prices at huge amounts.

As the owner of a rental property in a city I used to live, I have to say OP’ argument is sadly generalizing a much more more complex issue
Idea: let’s all build underground so we can triple the density of NYC! That will lower the prices and I see no problems with that!
It's immoral for unfit people to pay a membership for the gym if they never come often enough to be fit. Because they contribute to a fat image of the gym whereas if we're all fit, the gym can increase its perceived value. (Satire).
My only advice is NEVER to talk about this in a sales interview.
Attached morality to any object for purchase is a slippery slope. Next it will be immoral to buy a large pizza if you are alone and only really need a personal pizza lol

I think people expecting to get paid for their time is immoral.
If you live somewhere you should just give your labor and your time to those around you so that everyone has exactly what they need to live.
If you aren’t contributing to the whole community- you shouldn’t benefit & certainly not more than anyone else.
