I want to invest in a two-family home in NJ with a relative renting one half and non-relative renter the other half. With no leases signed yet, are there lenders out there that would factor in the future rental income to meet income requirements or otherwise underwrite a mortgage? Any suggestions on financing if I don’t have 20% to put down?

DSCR loans look at the future rental income to give out the loan.

The pros of these loans is they don’t really care about your financials, they are primarily focused on the properties ability to produce enough rent to cover expenses.

Cons. You’ll prob have to put 25 - 30% down. These loans usually have slightly higher interest rates, and require you to show you have 3-6 months of expenses covered.

This is typically only done if you plan to live in one units.

Suddenly, all of the people he’s been doing business becoming a billionaire are now also billionaires fighting for the Trillionaire Club status. My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.
