If you were to retire (60/65 yrs old in this case) and were moving to a new house, you just sold your old property and have cash. Would you mortgage the new house or use the cash to buy it? Gracias

I'd either buy the new house with cash or mortgage it and use the remaining money to invest in rental properties

Depends on income

Do older people have a harder time getting a mortgage? Is risk of death factored into the underwriting? Can a 70 year old get a 30 year mortgage?

Purchase your home so that no matter what happens later you are at much lower risk of losing it

Cash coz you will have a hard time getting a loan just coz of age factor. Leverage some of the cash to buy other investments

Here's an article by Dave Ramsey that is worth the time - http://www.bankrate.com/finance/financial-literacy/spotlight-dave-ramsey-on-debt-in-retirement-1.aspx

Gracias

If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Now that we're ready to save again inflation and COL are at an all-time high and we're headed into a recession. And somehow this is my fault for what...not being a boomer? Bffr.

Flaming hot take incoming. I went to school in Ohio. Lived in cincy a few years after graduation. Met amazing people. Saw attractive girls and good looking guys all the time. I’ve sense moved out east and have been severely underwhelmed by the quality of people I’ve encountered in my year here. And I’m very social - I interact with people a lot when I’m out and about. And yet all over social media there are jokes about how Ohio is the worst place to possibly live. I don’t get it

Inspired by one of my kids' favorite books, I penned this masterpiece of an Ode to Consulting:

One senior partner all alone
Calls two managing directors on the phone
Three associate partners at the door
Bring along another four
Five senior managers come overdressed
Six managers show up with a guest
Seven senior consultants arrive in a sack
Eight associates sneak in the back
Nine analysts come to work
ALL THE CONSULTANTS GO BERSERK!!!

Ok, I'll show myself out now... 😂
