I’m cash flowing positive on a condo that’s new but taking about $200/month in cash after paying HOA and mortgage etc.(PITI)
Maybe I see it wrong, but I like the idea of having an investment property that pays out less, and in return you run into almost no issues for ~8-12 years(when HVAC/big ticket items will cost you money out of pocket). Someone is paying down my debt, and I’m not dealing with problems because it’s a new build. I hear sometimes that’s a waste and I don’t understand. Thougts?

Lots of variables. What's the total cost of the condo? I cash flow about $200 on my houses that are around 100-120k

I personally don't like investment properties with hoa's (especially high hoa's like a condo) as that's a lot of money and control out the door.

If you're worried about maintenance just hire a property manager. It'll cost less then your HOA that's for sure.

What's your debt service to cost ratio? Frankly 200 a month is pretty bad for a ~400k asset but if it's primarily debt service I guess that's fine

I am 29F and earning 13LPA. I have been working for 4 years of which 3.5 years I had very low pay and close to 0 savings. I have been able to save 6L now.

My investments below:
* Elss funds - 2 (total 1.5L annually)
* Large cap mutual funds - 6 (total 40K sip per month) current portfolio of 4L
* FDs - 2 of 25K each
*Medical insurance - company provided

Selected in a Big4 firm and one MNC shortlisting is going on, hopefully will be selected within 7-8 days.The MNC will be offering good package,but Big4 is just giving 20% hike in my salary and waiting for my decision to say yes or no,to proceed further with offer letter. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
