I’m in my mid 20’s in MO and in ~10 years, planning to build a 2000sqft home with a detached woodshop on a couple acres. After pricing everything out, it’s looking to be a ~$600k-700k investment when it’s all said and done.

I’m currently in home improvement sales making ~$100k annually. $150k combined household income. With experience as a home inspector, I plan to begin my real estate investment journey this year (depending on the market) with flips/rentals.

Any advice for the road ahead?

How much cash do you have to start investing?

Flips are very cash intensive, and most flippers lose money on their first flip as they figure out who to work with and what to upgrade Vs. Leave alone. They also require close monitoring to ensure they stay on schedule and under budget. Does your job allow you to stay on top of a flip in that way?

Rentals tend to be a bit less cash intense, but build wealth / equity much more slowly. It’s a very different type of investment.

I’m hoping my home inspection background will help me identify good investments, but I still very much understand that I’m new to it and to not go into this large of an investment with any sort of ignorance. I’ll be sure to do my homework and always look for ways to learn!

Depends on the season for my job. Sometimes pretty busy, sometimes a ton of downtime. Definitely varies. Good point!

The long-term goal is to just be doing rentals. I’m hoping the flips, being relatively quicker cash (if all goes well) can help fund the down payments on rentals as well as emergency funds.

So I had been working as medical interpreter up to the early part of this year. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub.
