Yeah been struggling to find a house in this competitive market, the buyers only accept the offer 20-30k more than the listing price 🤦‍♂️

Has anyone ever heard of this type of real estate private equity fund structure:

Our school uses Foss Kits for Science and I was told when students return, we will need to sanitize all items before and after each use. This doesn’t seem possible in a middle school setting where each period has a 4 minute break and 25 students in each period. What do you do in your classroom to minimize the amount of work needed to clean and sanitize items. I don’t want to short change the students’ hands-on experiences.

The offer from the large firm is for a pre-suit position, base salary of $100K - is this salary pretty standard for this kind of position?

Any insight is appreciated, thank you!!

How did you get up the courage to invest? I max out the annual allowable contribution amount for my 401K, but otherwise I’ve got everything in savings. I have no debt, just a bunch of excess cash I’m too scared to do anything with. I know this is irrational - I’m above the FDIC-insured amount and I’m also losing value to inflation. I’d like to get to a position where I have maybe 14 months’ expenses in cash and the rest in investments (probably low-fee index funds).

At what point would/do you plan to pay off your student loans in full? Say you have $30k in student loans. Would you wait until you have $30k in savings?
