I’d just say the agent market is extremely flooded right now. Ask any agent you know and they’ll tell you it’s a serious issue that is only compounding. I’d consider keeping your job and real estate on the side for the first few months, wait until you get some experience and then dive completely in!
Yes I used to work part-time until I landed a roll. At first it worked. However they started giving my good leads to the agents who were full-time. Tactic for you to be fully committed.
You really need to sit down and think what unique value prop you bring to the table bc as D1 mentioned there are already way too many agents. You can enter the market but you really need a winning differentiator
Stay put! Especially for agents. Unless you have at least 9 month savings. Or you know ppl already in real estate that will connect you.

Do you know how many agents don’t sell or buy a house for a full year? Real Estate agent is a job with almost no barrier to entry and low educational requirements. Yes some people get established and make good money but that takes a long time. Be ready to make no money for a long time.

50% of real estate agents who are newly licensed are out of real estate in 2 years. 90% are out in 5 years.
There’s more agents than homes listed for sale right now. The best agents will have 5 to 10 homes listed while most newer agents will have 0 (no seller wants to be the first one to list with a new agent - marketing is everything!).
If you think you have a way to build a pipeline of clientele, then by all means, go for it. Otherwise, you may want to reconsider as it is a highly over saturated market with very little supply of homes for sale, which isn’t expected to get any better for at least 6 to 12 months.
Plan or watch out for? How to pick the right group to work with? Any recs or tips are appreciated
Don't quit your full time job right now. Keep it and do the real estate stuff on the weekends.
I have a friend who is a top 1000 WSJ real estate agent. 0.5% top sales agent in NJ. She said this year feels like her first year all over the again where she worked every week and made no sales. She's 30+ years in the business. Obviously this has to do with lifestyle inflation, but it's not all pretty.
