I'm planning to purchase a home in the next 1-2 years as a first home buyer. My parents are currently refinancing their home and because they are close to retirement and have a smaller income, I'm planning to take out the mortgage under my name (won't be listed as the property owner). Would I still be able to get the benefits of being a first home buyer when that time comes? Or will the mortgage disqualify me? “I will get back to you by the end of this week” does that really mean “your not right for this position”? Because this whole thing is a waste of time. $530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

Need help on how to invest. We are positioned to pay off our house later this year. Started my Roth IRA in 2019 and bought some funds that aren’t doing so well. I want to trade them for an index fund that the majority of my Roth IRA is in. Will I be penalized for “selling” before a certain amount of time? I don’t plan on taking the money out until retirement, just want to reallocate.
