In Atlanta market - trying to sell a condo but having second thoughts because the booming development around the area and easy cash flow if rented out. Also hard to finance for new buyers because high HOA liability insurance deductible. Any RE veterans can shed some insights?

Had a long-term tenant for almost 5 years before listed on the market - despite listing the condo, I still get inquires from people to rent.

Which area?

Near the Battery/Cumberland area

Why do you want to stop renting it? If it’s cash flowing, keep it going.

If it is booming, then probably a good sign to exit. It will be saturated pretty quickly and then you won’t be able to exit due to high inventory on the market

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? I will ofcourse ask nicely but wanted to see if i have any other options!

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!
