I was kind of thrust into RE investing but found out that it doesn't line up to my vision of really passive investing. Sold off my property. I'm completely in the markets now. I hold some REITs as RE hedge.

Also, there are inherently risks associated with one (or a few) rental property in one geographical area. REITs eliminate those risks (though bringing in new ones!). I'm more comfortable with REITs.
Remember, if you do hold REITs, make sure you hold them in ideally your Roth IRA, to tax shelter those dividends.

I would highly recommend Bigger Pockets, their books, and podcasts. Check out the BRRRR strategy for investing. Definitely takes some leg work but I’m getting double digit returns on my cash on the low end and just finished a couple of properties that I will have no money into once the refinances are complete (providing an infinite return).
It takes some work, much more active than equities and indices but all about what you’ve got time / interest for.
I’m in Middle TN - I live near some military markets that are very strong for rentals. It’s about spending time finding the right neighborhoods you want to invest in, etc. I spent about a year exploring before I purchased my first rental in the market I’m in.
I’m sure the suburbs of DFW have some gems.

Yes! I just listened to episode 147 and the guest was able to go from $100k net worth to $900k net worth over several years primarily through real estate / house hacking.
The potential of real estate growth is incredible. Between appreciation, tax benefits, equity pay down by tenants, cash gains and leverage it’s hard to beat.
Cash is gold and everyone always says do it for the cash returns. I’m in a high growth market and many of my properties have jumped 75k to 200k in value in just a couple years. I have pipeline of 6 more properties. So now I have significant equity and no cash 🤦🏼♂️ saving like hell for all the upcoming down payments.
