Just financed my first BRRR

> bought house in decent shape for 120k (cash) (closing costs and assorted fees like inspection additional 5k)
> put in <30k of work. (Including materials)
> rent for 1800
>go to bank and take out 150k mortgage (appraisal just north of 200k) 75%LtV gave me better rate (~7.5%)

I now have 150k in cash, a 200k asset which will appreciate, and the income from rent more than covers mortgage + estimated repairs.

Going to turn around and take the cash and repeat

Taxes are under 3k a year. No hoa. Tenant is paying all utilities

Great question! And without getting too much into monetary policy.... Fed rates are set by the Federal Reserve which banks use to charge each other to borrow money. A lot of times these rates move together, however, a Fed rate increase does not instantaneously change the rates the bank offers.

Other types of savings account have seen an increase this year such as online savings accounts and fixed annuities.

Anyone punched out of state 4-10 unit apt building? How did you find the listing?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

It’s a myth that renting is “throwing money away.” Maintenance of a property is expensive! I’m selling my place and I’ve never felt more free. I can use that money (~$5000/month) to invest even more.

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
