Looking for advice on how to handle a situation…
Our neighbors pool has a busted pipe, which they’ve refused to fix, and it is causing the pool to drain into our yard. This is against city code (code enforcement has left a notice on their door).
We’ve been too nice, and let this go on for too long. Water is now going under our driveway, and has caused our driveway to crack.

Neighbors are now selling their home. Should we make their realtor aware, let an attorney handle it? What would you do

Sounds like an insurance claim, or a lawsuit for the driveway damage. Yeah standing water damages driveways, foundations, when it freezes.

Notify the city and once you see people on the property be totally honest on what is going on. It is a liability

The buyers deserve to know and the sellers/your neighbors should be forced to fix it. I’d also continue to report to the city and file a claim against them for the cracked driveway.

When I bought my house, we never had a pool so we didn’t know the appropriate questions to ask, the week after we closed the pool started cracking and we have to pay 10K+ to replaster the entire pool.

Won’t buyers notice that the pool is empty? Although that doesn’t get you any money.

Wish it was that simple… pool is not empty. It only drains into our yard when the pump is running.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
