There are a few money down loan programs that allow you to buy 1-4 units as long as you owner occupy one of the units for at least a year, VA and FHA are the two most common.
No typically if you’re under 20% down and use fha you need to refinance to a conventional loan once you have enough equity to get rid of PMI. Still worth it IMO as you are getting 1-4 units with 3.5% down and you can still cash flow even with pmi since interest rates are so low.
