I have 100k to my name. I’m thinking of investing in by going in with 3 other family members and buying commercial units. I was taught to rent where you live and own your investments so your not tied to it and restricted. To give context I’m 22 years old, and I see other family members having a headache selling their home. My question is do you guys recommend owning where you live vs renting ?

I’m not sure I would invest with so many family members. Seems like an opportunity for a lot of disagreements in on to manage and what to fix. I would maybe suggest buying a duplex to start, live on one side so it can be you’re primary. That way you get a mortgage rate for a primary residence, a tax deduction and some rent and then in the future you can rent both sides of it and not be tied to living there.

The best investment is education, especially at your age. Stock market secondary, real estate third.

Buy a small condo or townhome with primary mortgage and rent it out as you move :-)

It’s not a bad strategy. A lot of people like to rent because they may move around a lot, don’t want the headache, or are simply single so there’s no need for a big house. I support both. I currently own a rental property and a primary and my rental pays for the primary mortgage so I live free. You’re very young so I would suggest going the investment route. I’m 25 for context

Since you’re young, I would either rent a shared house to save $$ or buy a house and have roommates. Do this as long as you can. I did this until getting married, but also invested in two residential rentals at the same time.

Depends on the commercial real estate you want to invest in and the location you live. Right now, with so many people working from home commercial office space might not be great. But if you have a stable business renting, medical office for example, it could be ok. Take this advice for what your paying for it, I’d go for residential multi units or flip single family homes in suburbs as there is a lot of flight for more space and home ownership before rates go up.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Bought a house with 10% down for 380k. Appraisal came in a 400k but now I’m doing renovations. Completely redoing both bathrooms in the house. Unwise to offer no appraisal contingency? Going to offer above asking price on a house with multiple bids. Realtor suggested potentially foregoing appraisal contingency to show we’re committed to closing. We have a lot of cash but wouldn’t it be a red flag if the house doesn’t appraise for the full value? Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house.
